NOTICE OF PUBLIC HEARING
ON APPLICATION FOR
FEDERAL RESOURCES
NOTICE IS HEREBY GIVEN that on September 5, 2025, in the Meeting Room of the Omaha Public Library at 1905 S 44th St, Omaha, NE 68105, 1059 Park, LLC will hold a public hearing concerning an application to the Department of Economic Development for a HOME Investment Partnership (HOME) award. This funding is available to eligible entities for local housing activities.
The 1059 Park, LLC is requesting $950,000 of HOME funds for a 50-unit project consisting of a new construction multifamily building for seniors, north of Pacific Street and east of Park Avenue. Senior housing is scarce in the southeast quadrant of Omaha. Address is 1059 Park Avenue Omaha, NE 68105. $950,000 will be for the benefit of people below 60% of the Area Median Income. No residents or businesses will be displaced due to this project. The project will also consist of $ 4,197,395 from the proceeds of LIHTCs, $1,146,642 from deferred developer fees, $650,000 from Tax Increment Financing and $3,600,000 tax-exempt bond financing.
Legal description for the project will be:
Lot 11 and the South 36 feet of Lot 12, Rees Place, an Addition to the City of Omaha, Douglas County, Nebraska
The grant application will be available for public inspection at the meeting room of the Omaha Public Library. All interested parties are invited to attend this public hearing at which time you will have an opportunity to be heard regarding the grant application. Written testimony will also be accepted at the public hearing scheduled for 10:00 AM, September 5, 2025, at Omaha Public Library at 1905 S 44th St, Omaha, NE 68105. Written comments addressed to Rob Woodling at 1886 South 126th Street Omaha, NE 68144, will be accepted if received on or before September 5, 2025, at 10:00 AM.

NOTICE IS HEREBY GIVEN that on September 8, 2025, at the Housing Foundation for Sarpy County Office at 8214 Armstrong Circle, Bellevue, NE 68147, 11921 S 36th Street, LLC will hold a public hearing concerning an application to the Department of Economic Development for a National Housing Trust Fund (HTF) award. This funding is available to eligible entities for local housing activities.
The 11921 S 36th Street, LLC is requesting $2,700,000 of HTF funds for a 140-unit project consisting of a new construction multifamily building for seniors, southeast of the intersection of South 36th Street and Granada Parkway. Senior housing is scarce in the Bellevue area. Address is 11921 S 36th Street Bellevue, NE 68123. $2,700,000 will be for the benefit of people below 60% of the Area Median Income. No residents or businesses will be displaced due to this project. The project will also consist of $11,523,349 from the proceeds of LIHTC and AHTCs, $3,222,676 from deferred developer fees, $1,500,000 from a philanthropic lender and $10,000,000 tax-exempt bond financing.
