ORDINANCE NO. 41107

AN ORDINANCE declaring the necessity of appropriating, for the use of the City of Omaha, certain hereinafter described property located at 1528 North 16th Street, and legally described in the attached purchase agreement, for subsequent use as a site for implementing the Consolidated Submission for Community Planning and Development Programs FY 2015 and 2016 Action Plans; provided that as to each specified parcel, proceedings in eminent domain may be undertaken and completed for the purpose of clearing title; to provide that notwithstanding any provisions of the Omaha Municipal Code to the contrary, the attached Agreement between the City of Omaha and Datashield Corporation, 11320 Davenport Street, Omaha, NE 68154, to acquire the property for the sum of sixty-seven thousand, six hundred eleven and 11/100 dollars ($67,611.11), of which twenty-nine thousand, eight hundred forty-seven and 29/100 dollars ($29,847.29) will be paid from Community Development Block Grant, Fund 12186, Organization No. 128072, Project No. 4793, Task 10.1497, Award 100276; and the sum of thirty-seven thousand, seven hundred sixty-three and 82/100 dollars ($37,763.82) will be paid from Community Development Block Grant, Fund 12186, Organization No. 128072, Project No. 5119, Task 10.1617, Award 100405, is approved; and, to provide the effective date hereof.

SUMMARY:

ORDINANCE NO. 41108

AN ORDINANCE approving a redevelopment and tax increment financing loan agreement between the City of Omaha, a Nebraska Municipal Corporation in Douglas County, Nebraska, and 1701 LLC, a Nebraska Limited Liability Company, to implement the Adams Park Habitat Tax Increment Financing (TIF) Redevelopment Project Plan for a project site located on the north and south sides of Emmet Street between John A. Creighton Boulevard and Malcolm X Avenue which proposes to redevelop approximately 16 neglected and overgrown lots and construct 18 new single family homes to be sold for owner occupancy.  The proposed project will require the demolition of a few deteriorated houses and extensive tree clearing and site preparation on the vacant parcels; the agreement authorizes the use of up to $345,000.00 in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project; and, providing for an effective date.

SUMMARY:

AN ORDINANCE approving an Agreement for the sale of City-owned real property; to provide that notwithstanding any provisions of the Omaha Municipal Code to the contrary, the City is authorized to enter into the attached Real Estate Purchase Agreement with Habitat for Humanity of Omaha, Inc., a Nebraska Non-profit Corporation, 1701 North 24th Street, Omaha, NE 68110, to convey the property described in the attached agreement, located at 2502, 2509, 2515, and 2519 South 20th Avenue for use in development of affordable housing, located within the Deer Park Redevelopment Plan area, in consideration of the sum of one and 00/100 dollars ($1.00); there are no expenses associated with the transfer of the property to Habitat for Humanity of Omaha, Inc.; and, to provide the effective date hereof.
