“NOTICE OF PUBLIC HEARING ON THE AMENDMENT TO THE SOUTHEAST OF 72ND AND F STREETS COMMUNITY REDEVELOPMENT AREA (CRA) DESIGNATION”
Notice is hereby given that the Omaha City Council has set Tuesday, February 28, 2017 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the amendment to the Southeast of 72nd and F Streets Community Redevelopment Area (CRA) Designation.
This CRA was originally established by the City Council on August 12, 2008 through Resolution No. 954.  This amendment proposes expanding the existing CRA to include approximately 89.3 acres to the north. 
The proposed study area qualifies for designation as a CRA (in complete accordance with the Nebraska Community Development Law definitions for substandard and blighted) for the following reasons:
• Poorly defined street layout;
• Obsolescence of structures (buildings have outlived their usefulness); and,
• Safety of structures when unsecured and abandoned.
There are no water mains serving the expansion area identified in this amendment for designation as CRA, and road access is substandard.  These constraints make development of the area difficult.  The area also qualifies for CRA designation under the criteria of low per capita income, a high level of unemployment, and a stable or declining population.
The boundaries of the proposed study area are (generally) Interstate 80 to the north; the Keystone drainage way to the east; the Union Pacific Railroad right-of-way to the south; and South 72nd Street to the west.  The entire study area is located within Census Tract 70.03, Block Group 1, and is approximately 124.5 acres total.
A public meeting was held near the proposed CRA at the Firefighters’ Union Hall on December 19, 2016.
A copy of said plan is available for public inspection in the City Clerk's Office.
The Public Hearing will be held before the City Council of the City of Omaha on February 28, 2017, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.

“NOTICE OF PUBLIC HEARING ON THE HUB TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, February 28, 2017 at 2:00 p.m. as the date of Public Hearing on the Resolution approving The Hub Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located at 1605 Nicholas Street, proposes the renovation of an existing 14,335 square foot building, along with parking and site improvements on a parcel of approximately .8 acres.  The structure is presently unoccupied.  The parking lot has 47 stalls and will include lighting and perimeter fencing.
The Planning Board recommended approval of this Project Plan at the January 4, 2017 public hearing.
The Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $300,000.00.  TIF will be used to offset TIF eligible expenses for building acquisition, construction costs involved in the rehabilitation of the structure, architectural and engineering fees, and all public improvements required. The total estimated project costs are $2,011,806.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
