“NOTICE OF PUBLIC HEARING ON THE BOHEMIAN CAFÉ TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, June 27, 2017 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the Bohemian Café Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located east and west of South 13th Street and south of William Street, proposes to preserve, repurpose and convert five different 1920’s era structures, including the former Bohemian Café, into usable, modern structures.  Ultimately, a mixed-use (retail and residential), pedestrian-friendly neighborhood business district will evolve.  Public improvements resulting from this project will further enhance the 13th Street corridor.  Approximately 30 new jobs (13 FTEs) within the retail and service market sectors would be created. 
The Planning Board recommended approval of this Redevelopment Project Plan at the May 3, 2017 public hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $275,000.00.  TIF will be used to offset TIF eligible expenses for acquisition, rehabilitation costs, environmental surveys, architectural and engineering fees, and any public improvements required. The total estimated project costs are $2,093,627.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
The Public Hearing will be held before the City Council of the City of Omaha on June 27, 2017, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.

“NOTICE OF PUBLIC HEARING ON THE AMENDMENT TO THE UPTOWN DISTRICT TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, June 27, 2017 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the Amendment to the Uptown District Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project is located in the general area bounded by Park Avenue on the east, Dewey Avenue and Turner Boulevard on the north, 33rd Street on the west and south to Woolworth Avenue.
The original TIF redevelopment project plan proposed the following:  95 mostly three-story row houses, spread over 11 separate non-contiguous project sites, which later became 12 sites; a four-year build-out period for these row houses; the first set of row houses to be built would be Project Phase 1 and include 21 row houses (several are under construction); Project Phase 1 in the general area of Marcy and Mason Streets, near South 31st Street; a TIF loan allocation of $4,035,000.00 for all phases ($901,000.00 for Project Phase 1); and, an estimated total project cost of $25,313,735.00 for all phases ($5,535,953.00 for Project Phase 1).
This Amendment proposes the acquisition of additional parcels to construct 18 new row houses to be added to Project Phase 1 as Phase 1b.  The TIF loan allocation for Phase 1b is $779,978.00, with an estimated total project cost of $4,766,315.00.
The Amended Project Plan recommends the City's participation in the redevelopment of this project site through an additional allocation of TIF in an amount up to $779,978.00 for Phase 1b with a total revised TIF loan allocation of up to $5,084,978.00.  TIF will be used to offset TIF eligible expenses for acquisition, site work, architectural and engineering fees, and any public improvements required. The revised, estimated project costs are $30,080,050.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.

“NOTICE OF PUBLIC HEARING ON THE HANSCOM APARTMENTS TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, June 27, 2017 at 2:00 p.m. as the date of Public Hearing on the Resolution approving the Hanscom Apartments Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located at 1029 Park Avenue and 1040 South 29th Street, proposes to rehabilitate two historic apartment buildings, the Bristol and the Georgia, in the vicinity of the Leavenworth and the Ford Birthsite neighborhoods.  The Bristol, at 1029 Park Avenue, will have 66 apartment units, and there will be nine (9) units in The Georgia, at 1040 South 29th Street, when the rehabilitation is completed. 
The Planning Board recommended approval of this Redevelopment Project Plan at the May 3, 2017 public hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $322,986.00.  TIF will be used to offset TIF eligible expenses for acquisition, site preparation, rehabilitation, architectural and engineering fees, and any public improvements required. The total estimated project costs are $14,380,421.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
