PUBLIC HEARING NOTICE
LOGAN BUILDING REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 26, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The Logan Building Redevelopment Project Plan.
 
The project site is occupied by a seven-story historic building constructed in 1918 as a hotel and apartment building, with first floor commercial uses. The building is listed on the National Register of Historic Places and is currently vacant. The project plan proposes a comprehensive rehabilitation of the historic building. The largest use will be a 90 room boutique hotel, planned as an Indigo Hotel of the IGH brand, featuring “upscale rooms with higher end finishes” and amenities include a bar, restaurant, meeting space and fitness center. There will also be four to six residential penthouse units on the seventh floor, and 4,800 square feet of commercial/office space on the first floor. A “speakeasy” bar will be developed on the mezzanine level. Logan Hospitality will retain ownership of the hotel and residential units, office/commercial space and the speakeasy will be sold to others after project completion. On-site surface parking will include about 25 spaces on the western portion of the site and 6 spaces on the north lot. The hotel will have valet parking, and the developer anticipates leasing 60 to 70 parking stalls in the City lot at 19th Street and Capitol Avenue.
 
The Planning Board recommended approval of this Redevelopment Project Plan at the January 9, 2019 public hearing.
 
This Redevelopment Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $2,776,500.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, building rehabilitation, site work, architectural and engineering fees, and other public improvements as required, with the applicant contributing $54,590.00 of the TIF loan proceeds to the Downtown Public Improvement Fund. The total estimated project costs are $16,653,355.00, but are subject to change as final costs come in.
 
A copy of said plan is available for public inspection in the City Clerk's Office.

ASHTON BUILDING REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 26, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The Ashton Building Redevelopment Project Plan.
 
The project plan proposes the rehabilitation of a 187,000 square foot, four-story historic building into an office building with amenities and ground floor retail tenants offering specialty services. The interior will feature some of the building’s original, unique heavy timber wood beams, providing a special atmosphere. Much of the building space is already leased as a result of interest generated by the redevelopment plans. The project will make use of both state and federal historic preservation tax credits.
 
The Planning Board recommended approval of this Redevelopment Project Plan at the November 7, 2018 public hearing.
 
This Redevelopment Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $6,350,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, environmental and geotechnical studies, building rehabilitation, site work, architectural and engineering fees, and other public improvements as required. The total estimated project costs are $40,000,000.00, but are subject to change as final costs come in.
 
A copy of said plan is available for public inspection in the City Clerk's Office.
