“NOTICE OF PUBLIC HEARING ON THE DUNDEE PROFESSIONAL BUILDING TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, January 9, 2018 at 2:00 P.M. as the date of Public Hearing on the Resolution approving the Dundee Professional Building Tax Increment Financing (TIF) Redevelopment Project Plan.
The Redevelopment Project Plan, located at 119 North 51st Street, proposes the rehabilitation of a four-story, 14,960 square foot office building.  The building was constructed in 1967, and the majority of the rehabilitation will be the replacement of the building’s mechanical, electrical, and plumbing systems.  Two floors are presently occupied by medical offices, with two other floors having been vacant for a few years.  Another medical services provider is a prospective tenant for the two presently vacant floors.  Aesthetic improvements are planned for the building’s exterior, and the deteriorated asphalt of the aging parking lot will be replaced.
The Planning Board recommended approval of this Redevelopment Project Plan at the November 1, 2017 public hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $275,000.00.  TIF will be used to offset TIF eligible expenses for acquisition, demolition, building rehabilitation costs, architectural and engineering fees, and any public improvements required. The total estimated project costs are $2,469,564.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
The Public Hearing will be held before the City Council of the City of Omaha on January 9, 2018, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.

“NOTICE OF PUBLIC HEARING ON THE JUKES ALE WORKS AND BREW PUB TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, January 9, 2018 at 2:00 P.M. as the date of Public Hearing on the Resolution approving the Jukes Ale Works and Brew Pub Tax Increment Financing (TIF) Redevelopment Project Plan.
The site of the project, located at 20560 Elkhorn Drive, consists of approximately 5,663 square feet in the Downtown Elkhorn commercial district.  Presently the site is occupied by a one-story building constructed in 1939.  While the proponents initially intended to undertake a rehabilitation of the building, they have instead decided to construct a new building following demolition and site preparation.  The proposed project will consist of a restaurant and brewing establishment.  The building will incorporate brick, glass, and steel materials, and will include an open air, upper level patio seating area.  Public improvements that will be provided as a part of the project include alley paving, and sidewalk, curb, and gutter construction.
The Planning Board recommended approval of this Redevelopment Project Plan at the November 1, 2017 public hearing.

The total estimated project costs are $2,320,239.00, but are subject to change as final costs come in.
