PUBLIC HEARING NOTICE
AMENDMENT TO THE ROWS ON
SOUTH HILL
REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on March 5, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The Amendment to the Rows on South Hill Redevelopment Project Plan.
 
This Amendment proposes the construction of six new, for-sale row houses in one three-story building just west of the original redevelopment site, for a total of 42 row houses in the Rows on South Hill TIF Redevelopment Project Plan. The six, new row houses will be comprised of two bedrooms, three bathrooms and two car garages, and will be complimentary in design to the original 36 row houses.
 
The Planning Board recommended approval of this Redevelopment Project Plan at the January 9, 2019 public hearing.
 
The Amendment to the Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of additional TIF in an amount up to $652,506.00, plus accrued interest, resulting in a total revised TIF allocation of up to $2,152,506.00, plus accrued interest for the entire 42 row houses. TIF will be used to offset eligible expenses such as acquisition, site work, architectural and engineering fees, and other public improvements as required. The total estimated project costs for the additional 6 units are $1,872,156.00. The revised, total estimated project costs for the entire 42 row houses are $14,506,027.00, but are subject to change as final costs come in.
 
A copy of said plan is available for public inspection in the City Clerk's Office.

FORTY9PLACE REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on March 5, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The Forty9Place Redevelopment Project Plan.
 
The redevelopment project plan proposes new construction of a row house development containing nine residential units in a single 3-story structure. The units all have three bedrooms, three bathrooms and a two stall garage. The project design orients the front of the units to 49th Street, provides a single-drive access from Douglas Street to the garages at the rear of the building, and allows room for screening from neighbors to the east. The units will also be market rate, for sale townhomes.
 
The Planning Board recommended approval of this Redevelopment Project Plan at the January 9, 2019 public hearing.
 
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $883,105.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, site work, foundation removals, architectural and engineering fees, and other public improvements as required. The total estimated project costs are $16,653,355.00, but are subject to change as final costs come in.
 
A copy of said plan is available for public inspection in the City Clerk's Office.
