“NOTICE OF PUBLIC HEARING ON THE BIJOUX RESIDENCES TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, October 24, 2017 at 2:00 P.M. as the date of Public Hearing on the Resolution approving the Bijoux Residences Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located at 563 South 18th Street, proposes to restore and rehabilitate the existing, vacant three-story mixed-use structure.  The building was constructed in 1923 and contained a grocery store with additional commercial space on the ground floor and 14 apartment units above (mostly studio units).  The TIF will allow for the resolution of code violations and the restoration of the structure and uses.  The applicants present this redevelopment project as a predecessor to a larger redevelopment plan, which will include several redevelopment project located in the area, to be completed in phases.
The Planning Board recommended approval of this Redevelopment Project Plan at the September 6, 2017 public hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $250,000.00.  TIF will be used to offset TIF eligible expenses for acquisition, rehabilitation costs, architectural and engineering fees, surveying and environmental work, and any public improvements required. The total estimated project costs are $2,380,691.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
The Public Hearing will be held before the City Council of the City of Omaha on October 24, 2017, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.

“NOTICE OF PUBLIC HEARING ON THE CENTER ALOFT AND BAXTER ARENA
REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, October 24, 2017 at 2:00 P.M. as the date of Public Hearing on the Resolution approving The Center Aloft and Baxter Arena Redevelopment Project Plan.
The Project consists of two separate projects located south of Center Street at 62nd Street and 64th Avenue.  The first project involves the Baxter Arena site, a 1.69 acre parcel.  The Arena was constructed to support various community events.  In conjunction with this development were the construction of several public infrastructure improvements:  a new 67th Street bridge over the Little Papillion Creek; intersection improvements at 67th Street and Center Street; intersection improvements at 64th Avenue and Center Street; and, an extension of Arbor Street connecting the Arena to 60th Street to the east.  The inclusion of the Arena into this redevelopment project plan facilitates the process for the City of Omaha to issue redevelopment bonds instead of general obligation bonds to pay the City’s obligation towards these public infrastructure improvements.  The City will issue its redevelopment bonds in an amount not to exceed $2,000,000.00, the proceeds of which will reimburse the University of Nebraska at Omaha for public infrastructure costs associated with the Arena.
The second project is a Tax Increment Financing (TIF) Redevelopment Project Plan, located at 6201 and 6221 Center Street, which proposes to redevelop the site into a five-story Marriott Concept hotel known as “Aloft”.  The hotel will consist of 110 rooms, conference and meeting spaces, and 120 parking spaces.  It will include pedestrian connections to improvements in the area including the proposed apartment development to the south and retail development to the west.
The Planning Board recommended approval of this Redevelopment Project Plan at the September 6, 2017 public hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of the Aloft Hotel project site through the allocation of TIF in an amount up to $2,125,000.00.  TIF will be used to offset TIF eligible expenses for acquisition, demolition, architectural and engineering fees, environmental, geotech, and any public improvements required. The total estimated project costs are $15,084,387.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk's Office.
The Public Hearing will be held before the City Council of the City of Omaha on October 24, 2017, in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska.
