The City Council will hold a public hearing on Tuesday, August 22, 2017, at 2:00 P.M. in the Legislative Chamber, Omaha/Douglas Civic Center, 1819 Farnam Street, Omaha, Nebraska, regarding adoption and amendment of the 2018-2023 Capital Improvement Program.

“NOTICE OF PUBLIC HEARING ON THE SORENSEN HEIGHTS SENIOR HOUSING TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, August 29, 2017 at 2:00 P.M. as the date of Public Hearing on the Resolution approving the Sorensen Heights Senior Housing Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located at 6657 North 56th Street, proposes a multi-family senior housing development on a vacant 4.7 acre parcel.  The development will consist of 75 two-bedroom units, of which 67 units will be for tenants at or below 60 percent Area Median Income, and the other eight units will be market-rate rentals.
The Planning Board recommended approval of this Project Plan at the July 5, 2017 Public Hearing.
The Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $500,000.00.  TIF will be used to offset TIF eligible expenses for acquisition, demolition, site preparation, tree removal, architectural and engineering fees, and all public improvements required. The total estimated project costs are $10,585,000.00, but are subject to change as final costs come in.  The Project will be assisted with Low Income Housing Tax Credit as well.
A copy of said plan is available for public inspection in the City Clerk's Office.

“NOTICE OF PUBLIC HEARING ON THE WEST FARNAM APARTMENTS TAX INCREMENT FINANCING (TIF) REDEVELOPMENT PROJECT PLAN”
Notice is hereby given that the Omaha City Council has set Tuesday, August 29, 2017 at 2:00 P.M. as the date of Public Hearing on the Resolution approving the West Farnam Apartments Tax Increment Financing (TIF) Redevelopment Project Plan.
The Project, located at 3817 Dewey Avenue, proposes a comprehensive rehabilitation of an historic apartment building located in the Blackstone neighborhood.  The building is a local landmark and a contributing structure of the Gold Coast National Register Historic District.  There are currently nine apartment units – eight two-bedroom units and one studio unit.  The eight two-bedroom units will each have a second bathroom added and an enlargement of the kitchen area.
The Planning Board recommended the approval of this Redevelopment Project Plan at the July 5, 2017 Public Hearing.
The Redevelopment Project Plan recommends the City's participation in the redevelopment of this project site through the allocation of TIF in an amount up to $340,000.00. TIF will be used to offset eligible expenses for acquisition costs, building rehabilitation, architectural and engineering fees, and public improvements as required. The total estimated project costs are $2,930,000.00, but are subject to change as final costs come in.
