PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on April 21, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance to rezone property located northwest of State Street and Blair High Road from AG – Agricultural District and GI – General Industrial District to GI – General Industrial District.
Res. that, the Final Plat entitled State and Highway 133 Addition (Lot 4) a subdivision outside city limits, located northwest of State Street and Blair High Road, is hereby approved and accepted; and concurrently that a portion of the existing plat entitled State and Highway 133 Addition is hereby vacated.
Res. that, the Subdivision Agreement between the City of Omaha and Westwood Solutions LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as State and Highway 133 Addition (Lot 4) and is located northwest of State Street and Blair High Road.
An ordinance to rezone property located southeast of 192nd and Fort Streets from AG-Agricultural District to R4-Single-Family Residential District (High-Density).
Res. that, the Final Plat entitled Indian Creek Village, a subdivision outside city limits, located southeast of 192nd and Fort Streets, is hereby approved and accepted.
Res. that, the Subdivision Agreement among the City of Omaha, Indian Creek East, LLC, the Indian Creek Village Owners Association, and Sanitary and Improvement District (S.&I.D.) 404 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Indian Creek Village (Lots 1-63 and Outlots A-E) and is located southeast of 192nd and Fort Streets.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 8201 Pacific Street.
Res. that, the Preliminary Plat entitled Loveland Replat 12, a minor plat inside city limits, located at 8201 Pacific Street, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
Res. that, the Final Plat transmitted herewith entitled Loveland Replat 12, a minor plat inside city limits, located at 8201 Pacific Street, is hereby approved, and concurrently a portion of the existing plat entitled Loveland, and described on said replat, is hereby vacated.
Res. that, the Subdivision Agreement between the City of Omaha and Douglas County School District 66, aka Westside Community Schools, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Loveland Replat 12 (Lot 1) and is located at 8201 Pacific Street.
An ordinance to rezone property at 1415 M Street from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.
An ordinance to rezone property at 2917 F Street from GI-General Industrial District to LI-Limited Industrial District.
An ordinance to rezone property at 12036 North 40th Street from R1-Single-Family Residential District (Large Lot) and R2-Single-Family Residential District (Low-Density) to R2-Single-Family Residential District (Low-Density) (property is located within an ED-Environmental Overlay District).
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 925 South 84th Street.
Res. that, the Special Use Permit application submitted by K.V. Joint Venture for a Special Use Permit to allow Medical offices in the GI District, located at 4463 South 110th Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
Res. that, the Special Use Permit application submitted by HomeWoven for a Special Use Permit to allow General offices in the HI District (property is located within an ACI-Area of Civic Importance Overlay District), located at 2332 South 24th Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
Res. that, the Special Use Permit application submitted by Ehrhart Griffin and Associates, for a Major Amendment to a Special Use Permit to allow Scrap and salvage services in the GI District (portions of the property are located within the FF-Flood Fringe Overlay District), located at 6030 South 60th Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with; and, that the proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
