PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on July 14, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

 

An ordinance approving the contract with Gilson Software Solutions, LLC for the After-Hours Answering Service, for an initial term of 12 months beginning August 1, 2026 and ending July 31, 2027, with the sole option by the City to extend the contract for up to two (2) additional one-year terms; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account.

 

An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and Novella, LLC, to implement the Novella Senior Living Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located at 4809 Redman Avenue, which proposes the comprehensive rehabilitation of a dilapidated vacant building of about 31,922 square feet. It will be repurposed to serve as a mixed income independent living senior apartment complex and will be expanded with a large three story addition of about 107,860 square feet. The completed complex will have 160 apartment units and will be about 139,780 square feet in size, containing 136 affordable units and 24 market rate units; the agreement authorizes the use of up to $2,807,125.00, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.

 

An ordinance to accept the bid of Abe’s Trash Service, Inc., in the amount of $123,172.00 to provide rubbish container service for City of Omaha Parks, located at various Parks throughout the City. The Agreement will commence upon City Council approval and run through March 31, 2027. This Agreement may be extended on the same terms and conditions for an additional three (3) one-year term extensions, if the City exercises the option to do so. Extensions of the contract shall be at the option of the City, exercised by the Parks, Recreation and Public Property Director or their representative.

 

An ordinance to amend certain portion of Special Levy Ordinance No. 10404 levying an assessment for the removal of litter on certain lots and parcels in the City of Omaha in the year 2026, by repealing the assessment on the property legally described as Parcel 4664 0000 08 Country Club Manor Addition Lot 219 Block 0 62 X 135 Property Address 7028 N 65 St; Parcel 4254 0000 09 Druid Hill Addition Lot 8 Block 11 50 X 128 Property Address 3335 Spaulding St; Parcel 1360 0000 19 Omaha Heights Addition Lot 7 Block 9 Property Address 3615 Laurel Ave – Group 2026-04.

Class “I” Liquor License for KT Trees, LLC, dba “Forest’s Game Time Pub and Grill”, located at 15350 Weir Street.

 

Class “E” Liquor License for Buenavida, LLC, dba “Epoca Cantina”, located at 1101 Davenport Street, Suite 150.

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 2624 North 19th Avenue from GC-General Commercial District to R5-Urban Family Residential District.
