REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 9, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Redevelopment Project Plan.

The redevelopment project plan proposes the construction of 31 new market rate rowhome style rental units.
The Planning Board recommended approval of this Redevelopment Project Plan at the October 1, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $1,661,799.00, which incudes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site preparation, engineered foundations, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $11,100,000.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on December 9, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
El Toro Plaza
Redevelopment Project Plan.

The redevelopment project plan proposes construction of a new one story structure of about 32,800 gross square feet, including about 3,800 square feet of office space available, intended for tenants that provide professional services to small businesses. The remaining 29,000 square feet of building will be for warehousing and industrial tenants. The tenants are intended to be a mix of plumbers, electricians, roofers and HVAC businesses, along with some light assembly and fabrication.
The Planning Board recommended approval of this Redevelopment Project Plan at the November 5, 2025 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $867,358.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, building rehabilitation construction hard costs, site work, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $10,276,460.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.
