Notice is hereby given that the City Council of the City of Omaha met on January 11, 2022 and passed and approved the following ordinances:

 

ORDINANCE NO. 42814

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 3724 Farnam Street from GC-General Commercial District to NBD-Neighborhood Business District (property is located within an ACI-1 Over-lay District).        

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: SMITHS ADD LOT 1 BLOCK 11 W 100.2 S 113.5 FT, in Douglas County, Nebraska, is hereby rezoned from GC-General Commercial District to NBD-Neighborhood Business District (property is located within an ACI-1 Overlay District).

ORDINANCE NO. 42819

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 3717 and 3721 Dodge Street from R8-High-Density Multiple-Family Residential District to GO-General Office District (prope1iy is located in an ACI-2 Overlay District).         

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: JE-ROME PARK LOT 2 BLOCK 10 E 45 FT LTS 1 & 45 X 91 and JEROME PARK LOT 2 BLOCK 10 E 47 W 122 FT LT 1 & E 32 W 122 FT 32 X 45 & 46 X 47, in Douglas County, Nebraska, is hereby rezoned from R8-High-Density Multiple-Family Residential District to GO--General Office District (property is located in an ACI-2 Overlay District).

ORDINANCE NO. 42820

AN ORDINANCE to approve a Major Amendment to the PUR-Planned Unit Redevelopment Overlay District located at 13325 Millard Avenue, to approve the Development Plan, and to provide for an effective date.        

Summary: In accordance with Sections 55-595 through 55-600 of the Omaha Municipal Code, a PUR-Planned Unit Redevelopment Overlay District and the Development Plan, attached hereto and made a part hereof, are here-by approved, for the following described land in Douglas County, Nebraska: Millard Roadhouse Lot 1 Block 0 Lot 1 41,026 SQ FT, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska.

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located Southwest of 102nd and Nicholas Streets from CC-Community Commercial District and GC-General Commercial District to CC-Community Commercial District (property is located in an ACI-3 Overlay District).         

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 2 and 3, Putt’n Place Replat Two, in Douglas County, Nebraska, is hereby rezoned from CC-Community Commercial District and GC-General Commercial District to CC-Community Commercial District (property is located in an ACI-3 Overlay District).

ORDINANCE NO. 42816

AN ORDINANCE to amend the boundaries of the NCE-C Neighborhood Conservation and Enhancement Over-lay District, to incorporate into that district the property located at 2002 Vinton Street; and to provide for an effective date.         

Summary: In accordance with Sections 55-601 through 55-608.1 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: Lots 1 and 2, Vinton Place, is hereby rezoned to be included in and incorporated into the NCE-C Neighborhood Conservation & Enhancement Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

ORDINANCE NO. 42827

AN ORDINANCE approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and HPIV, LLC, a Nebraska limited liability company and between the City of Omaha and HPIV Market, LLC, a Nebraska limited liability company, to implement the Highlander Phase IV Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located south and east of Burdette and North 30 Streets, which proposes for the new construction of 20 residential structures with a total of 108 residential units, to include one mixed use building with 49 apartment units; the agreement authorizes the use of up to $1,480,000.00, plus accrued interest, in excess ad valorem taxes (Tl F) generated by the development to help fund the cost of the project, and providing for an effective date.

ORDINANCE NO. 42793

AN ORDINANCE to approve a Real Estate Purchase and Sale Agreement between the City of Omaha and First National Bank of Omaha, a national banking association, for the transfer and sale of a parking garage generally located at 15th and Capitol Streets and commonly referred to as “Park Seven”; the agreement authorizes the sale of the Park Seven parking garage for the sum total consideration of $15,649,581, to consist of cash and real property; and providing an effective date.
