PUBLIC HEARING NOTICE

AMENDMENT TO THE REDICK TOWER

REDEVELOPMENT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on March 2, 2021, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Amendment to the Redick Tower

Redevelopment Plan.

Location: 1504 Harney Street

The Amendment to the Redick Tower Redevelopment Plan recognizes the request to designate the redevelopment site as an Enhanced Employment Area and it proposes a comprehensive rehabilitation of Hotel Deco. The rehabilitation and renovation will further the preservation of this historic structure and ensure the Hotel Deco will reopen for business in 2021, continuing to provide luxury accommodations in Omaha’s Central Business District. The Hotel Deco has been attractive to the corporate business traveler, SMERF group business as well as to the growing group of weekend and leisure guests.

The Planning Board recommended approval of this Redevelopment Project Plan at the February 3, 2021 public hearing.

Implementation of this Amendment to the Redick Tower Redevelopment Plan may be undertaken pursuant to the powers provided for in the Nebraska Community Development Law, to include the use of occupation tax financing which will facilitate these efforts, without which the project will not be financially feasible and the Hotel would remain closed indefinitely.

A copy of said plan is available for public inspection in the City Clerk’s Office.

22Q SENIOR HOUSING

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 23, 2021, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

The 22Q Senior

 Housing Redevelopment Project Plan.

Location: 2215 Q Street

The redevelopment project plan proposes a 40 unit, mixed income senior living apartment building with 42 off street, parking stalls.

The Planning Board recommended approval of this Redevelopment Project Plan at the January 6, 2021 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $450,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, site work, site utilities, architectural and engineering costs and other public improvements as required. The total estimated project costs are $6,346,156.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

PUBLIC HEARING NOTICE

ELKHORN LANDING

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on February 23, 2021, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Elkhorn Landing Redevelopment Project Plan.

Location: 20603 and 20605 Elkhorn Drive

The redevelopment project plan proposes two new mixed use 3-story structures. The buildings will each contain 7 residential units on the upper floors (14 units, total) with office, retail and parking on the first floors and basement level. Twelve of the residential units will be rental apartments and two will be for sale condominium units. Approximately 25 parking stalls will be developed within the Elkhorn Drive right of way prior to occupancy of the first building.

The Planning Board recommended approval of this Redevelopment Project Plan at the January 6, 2021 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $985,609.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, demolition, site work, improvements exceeding City standards, architectural and engineering costs, public parking stalls in the Elkhorn Drive right of way, and other public improvements as required. The total estimated project costs are $6,310,812.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.
