PUBLIC HEARING NOTICE
LEAVENWORTH LOFTS
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on April 18, 2023, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

REDEVELOPMENT PROJECT PLAN
Applicant: 3612 Leavenworth LLC
Location: 3612 Leavenworth Street
The redevelopment project plan proposes the new construction of a single four story apartment building with a total of 24 market rate units on top of one level of structured parking.
The Planning Board recommended approval of this Redevelopment Project Plan at the March 1, 2023 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $1,013,496.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site work, engineered foundations, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $7,613,054.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

OMAHA HOUSING AUTHORITY
NOTICE OF PUBLIC HEARING
WITH RESPECT TO PROPOSED
TAX-EXEMPT LOAN
On Thursday, April 6, 2023, at 11:00 a.m. CST the Omaha Housing Authority (the “Authority”) will hold a public hearing at 1823 Harney Street, Omaha, Nebraska, regarding the making, in one or more series, of a tax-exempt loan or the issuance of tax-exempt bonds pursuant to a plan of finance (the “Bonds”) under Section 142 of the Internal Revenue Code, by the Authority the proceeds of which will be loaned to CPT Burt Apartments 23 LLC, a Nebraska limited liability company or an affiliate thereof (the “Borrower”) in the aggregate principal amount of not to exceed $12,000,000 for the purpose of financing the acquisition and rehabilitation of two separate multifamily housing developments known as the Central Park Tower, a 64-unit rental housing project located at 1511 Farnam Street and the Burt Street Apartments, a 57-unit rental housing project located at 3011, 3021 and 3031 Burt Street, each located in Omaha, Douglas County, Nebraska (the “Project”). Bond proceeds not exceeding $12,000,000 may be used with respect to any component of the Project identified herein; however, the aggregate amount of Bond proceeds to be used from the Project will not be greater than $12,000,000. The initial owner and operator of the Project will be the Borrower.
