CITY OF OMAHA

Notice is hereby given that the City Council of the City of Omaha met on May 12, 2026 and passed and approved the following ordinances:

 

ORDINANCE NO. 44672

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code. by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 3757 North 37th Street from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.                                                                                                                     

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is. changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 104 & 105, along with 1/2 vacated alley adjacent, Fairfax, as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.

ORDINANCE NO. 44673

AN ORDINANCE to approve a PUR-Planned Unit Redevelopment Overlay District, located at 3757 North 37th Street, to approve the Development Plan, and to provide for an effective date.                                                                                                                       

Summary: In accordance with Sections 55-595 through 55-600 of the Omaha Municipal Code, a PUR-Planned Unit Redevelopment Overlay District and the Development Plan, attached hereto and made a part hereof, are hereby approved, for the following described land in Douglas County, Nebraska: Lots 104 & 105, along with ½ vacated alley adjacent, Fairfax, as surveyed, platted and recorded in Douglas County, Nebraska.

ORDINANCE NO. 44674

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 1, Bensonvale Acres Replat 12; along with, Lots 1, 2, 9 and 10, and the north 12 feet of Lot 8, Block 7 Bensonvale Acres; along with Lots 1-10, and all of vacated 65th Avenue adjacent to Lots 1 and 2, and the north 12.5 feet of vacated Fowler Avenue adjacent to Lots 5 and 6, Block 8, Bensonvale Acres, as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from R6-Low-Density Multiple-Family Residential District and R8-High-Density Multiple-Family Residential District to R8- High-Density Multiple-Family Residential District.

ORDINANCE NO. 44675

AN ORDINANCE to approve a Major Amendment to a PUD-Planned Unit Development Overlay District located southeast of 66th Street and Grand Avenue, to approve the Development Plan, and to provide for an effective date.

ORDINANCE NO. 44676

AN ORDINANCE declaring the necessity of acquiring, for use by the City of Omaha, the necessary private property for the purpose of the North 24th Street Streetscape-Ohio Street to Sahler Street, identified as OPW 54675; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements; providing that as to each specified parcel which cannot be obtained by negotiation, condemnation proceedings be undertaken and completed; and, providing for the effective date hereof.

AN ORDINANCE to amend Section 23 -177 of the Omaha Municipal Code concerning employment classifications by adding the employment classification entitled Custodian with an hourly pay range for the 2026 payroll year of $20.00 to $27.00; to repeal Section 23 -177 as heretofore existing; and to provide the effective date hereof.

AN ORDINANCE to amend Section 23 - 177 of the Omaha Municipal Code by changing the salary for the employment classification known as Greenhouse Foreman from a salary range of $65,915.20 to $86,091.20 to a salary range of $65,915.20 to $90,542.40; to repeal Section 23 - 177 as heretofore existing; and to provide the effective date hereof.

SPECIAL ORDINANCE NO. 10403

A Special Ordinance to approve the Omaha Downtown Improvement District Association (ODIDA) 2026-2027 Budget and Workplan and levying a special tax and assessment on all lots and pieces of real estate within Business Improvement District No. 6874 in the City of Omaha in the amount of $770,491.01; such assessment shall cover the costs anticipated by the Business Improvement District for March 2026 to February 2027 and contemplated by Ordinance No. 37504 which was approved by the City Council of the City of Omaha on October 3, 2006, and reauthorized by Ordinance No. 38957 approved on March 8, 2011 and amended by Ordinance No. 41463 approved on April 26, 2018; and to provide an effective date therein.
