CITY OF OMAHA

Notice is hereby given that the City Council of the City of Omaha met on August 5, 2025 and passed and approved the following ordinances:

 

ORDINANCE NO. 44359

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property southwest of 29th and Jackson Streets from R8-High-Density Multiple-Family Residential District to TOD-2-MUR-Transit Oriented Development District-Mixed Urban Residential.                                                                                             

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 1-6, Jackson Street Addition, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from R8-High-Density Multiple-Family Residential District to TOD-2-MUR-Transit Oriented Development District-Mixed Urban Residential.

ORDINANCE NO. 44360

AN ORDINANCE to rescind the ACI-Areas of Civic Importance Overlay District for a portion of the site located southwest of 29th and Jackson Streets, and to provide for an effective date.                                                                                      

Summary: In accordance with Sections 55-609 through 55-617 of the Omaha Municipal Code, the ACI-Areas of Civic Importance Overlay District is hereby rescinded, for the following described land in Douglas County, Nebraska: Lots 1-6, Jackson Street Addition, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska.

ORDINANCE NO. 44345

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 5108 Read Street from R2-Single-Family Residential District (Low-Density) to R4-Single-Family Residential District (High-Density).                                                                                        

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 3, Block 3, Camenzind Highland 2nd Addition, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from R2-Single-Family Residential District (Low-Density) to R4-Single-Family Residential District (High-Density).

AN ORDINANCE to rescind the landmark designation of the Grand Theater, located at 2920 and 2922 North 16th Street, pursuant to Omaha Municipal Code section 24-65; and to provide for the effective date.

AN ORDINANCE approving a Master Agreement between the City and Milieu, LLC, as Owners and Holland Basham Architects, Inc., as Architect, for professional services related to the construction of parking facilities and related or attached retail buildings at Crossroads Phase 1 (Blocks B, D, and E), and providing for an effective date.

AN ORDINANCE approving a Master Agreement between the City and Milieu, LLC, as Owners and Meyers-Carlisle-Leapley Construction Company, Inc., as Construction Manager, for the construction of parking facilities and related or attached retail buildings at Crossroads Phase 1 (Blocks B, D, and E), the attached General Conditions for Construction, the Amendment establishing the Guaranteed Maximum Price for the parking facility to be constructed on Block D, and providing for an effective date.

PUBLIC HEARING NOTICE

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on August 26, 2025, at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183. The purpose of these hearings is to consider approval of:

 

Class C Liquor License for Omaha Design Center LLC dba Leo Ballroom located at 2027 Dodge Street, Suites F1-F2.

 

Class I Liquor License for North Italia Omaha LLC dba North Italia located at 17151 Davenport Street, Suite 101.

 

Class D Liquor License for 84th Street Petroleum LLC dba NP Mart 31 located at 6510 S 84th Street.

 

Class C Liquor License for Slope Mountain LLC dba Pheasant 2.0 Sports Bar & Grill located at 3305 Old Maple Road.

 

Anyone interested in these matters or desiring to give evidence in support of or in protest against the issuance of such license should be in attendance at this meeting.

PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on August 19, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

 

An ordinance authorizing the issuance of a purchase order to D.H. Pace Company, Inc., in the estimated annual amount of $72,263.00, for Overhead Door and Automatic Gate Operator Repair & Maintenance services to be utilized by the Facilities Management Division, to be effective for a period of one (1) year and is extendable for five (5) one-year periods at the City’s sole discretion; to provide for payments from appropriations of more than one year in accordance with Section 5.17 of the Home Rule Charter of 1956, as amended; to provide for payments from a specific account.

 

An ordinance to approve a Streetscape Maintenance Agreement between the City of Omaha and Jasper Stone 192nd & Dodge, LLC, concerning the allowable streetscape and crosswalk improvements in the right-of-way and the private maintenance and liability obligations thereof for the Avenue One Replat 6 site northeast of 192nd and Burke Streets; to authorize the execution of said Agreement.

 

An ordinance to amend Sections 55-33, 55-711, 55-714, 55-717, 55-718, 55-740, 55-922, 55-923, 55-937 and 55-938 of the Omaha Municipal Code regarding landscaping regulations and urban design code.

 

An ordinance to approve the acceptance of and authorize disbursement over more than one fiscal year from a grant award in the amount of $1,456,116.00 from the City of Omaha Police Foundation, Inc., to implement a Drone as First Responder program; to authorize payment from such grant funding and involving appropriations of more than one year in conformity with Section 5.17 of the Home Rule Charter.

 

An ordinance to approve a System License and Service Agreement between the City of Omaha and Cyzap, Inc. for the Restorative Justice Diversion Program Case Management System, for an initial two (2) year term beginning upon the execution of the Agreement, with the option to extend for an additional three (3) 1-year terms; in an amount not to exceed one hundred one thousand, eight hundred dollars and zero cents ($101,800.00) through the term of the agreement, subject to Section 10-142 of the Omaha Municipal Code, to authorize the payments specified therein.
