PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on July 28, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

 

An ordinance to rezone property located east of 165th and Bondesson Streets from AG–Agricultural District, DR-Development Reserve District and R4-Single-Family Residential District (High-Density) to R4- Single-Family Residential District (High-Density).

 

Res. that, the Final Plat transmitted herewith entitled The Hill (Lots 403-542), a subdivision outside city limits, located east of 165th and Bondesson Streets, is hereby approved, and concurrently a portion of the existing plat being a platting of part of the SE ¼ of the SW ¼ together with part of the NE ¼ of the SW ¼ of Section 22, T16N, R11E of the 6th P.M., and described on said replat, are hereby vacated.

 

Res. that, the Subdivision Agreement among the City of Omaha, Woodsonia 168-State, LLC, The Hill Owners Association, and Sanitary and Improvement District (S.&I.D.) 616 of Douglas County, Nebraska, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as The Hill (Lots 403-542) and is located east of 165th and Bondesson Streets.

 

An ordinance to rezone property at 4617 Davenport Street from R4(35)-Single-Family Residential District (High-Density) to TOD-4-SFA-Transit Oriented Development District - Single-Family Accessory.

 

An ordinance to rezone property at 2924 North 24th Street and 2411 1/2 Binney Street from R5-Urban Family Residential District and R7-Medium-Density Multiple-Family Residential District to R5- Urban Family Residential District.

 

An ordinance to approve a Major Amendment to a PUR-Planned Unit Redevelopment Overlay District located at 3204 North 16th Street, to approve the Development Plan.

 

An ordinance to rezone property at 1059 Park Avenue from R7-Medium-Density Multiple-Family Residential District to NBD-Neighborhood Business District.

 

An ordinance to amend the boundaries of the ACI- Area of Civic Importance Overlay District, to incorporate into that district the property located at 1059 Park Avenue.

 

An ordinance to approve an Amendment to the Future Land Use Element of the City’s Master Plan from High Density Residential to Office Commercial for the property located at 1059 Park Avenue.

 

An ordinance to rezone property at 7630 Pacific Street from R1-Single-Family Residential District (Large Lot) to LO-Limited Office District.

 

An ordinance to amend the boundaries of the ACI-2-Area of Civic Importance Overlay District, to incorporate into that district the property located at 7630 Pacific Street.

 

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 7630 Pacific Street, to approve the Development Plan.

 

Res. that, the Special Use Permit application submitted by Irvington Road 75 LLC for a Special Use Permit to allow Indoor sports and recreation in the GI District, located at 7405 Irvington Road, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.
