PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on December 23, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
Res. that, the Preliminary Plat entitled Credit Foncier Replat 6, a minor plat inside city limits, with approval of a waiver to Section 53-8(4)(a), Lot Depth, located at 1514 South 4th Street, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.
Res. that, the Final Plat transmitted herewith entitled Credit Foncier Replat 6, a minor plat inside city limits, located at 1514 South 4th Street, is hereby approved, and concurrently a portion of the existing plat entitled Credit Foncier, and described on said replat, is hereby vacated.
An ordinance to rezone property located southwest of 34th Avenue and Ames Avenue from LO-Limited Office District to R4-Single-Family Residential District (High Density).
An ordinance to rezone property located southwest of 34th Avenue and Ames Avenue from LO-Limited Office District to GO-General Office District.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located southwest of 34th Avenue and Ames Avenue.
Res. that, the Final Plat transmitted herewith entitled Omaha North Stadium - YMCA, a subdivision inside city limits, located southwest of 34th Avenue and Ames Avenue, is hereby approved, and concurrently a portion of the existing plat entitled Denman Place Replat, and described on said replat, is hereby vacated.
Res. that, the Subdivision Agreement among the City of Omaha, YMCA of Greater Omaha, Douglas County School District 0001, Omaha Public Schools Foundation, and The Lozier Foundation, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Omaha North Stadium - YMCA (Lots 1-2) and is located southwest of 34th Avenue and Ames Avenue.
An ordinance to amend the 10th Street Neighborhood Conservation and Enhancement Plan, for the properties located at 810 Worthington Street; to approve an amendment to the Urban Design Element of the Master Plan for the City of Omaha to incorporate the amended 10th Street Neighborhood Conservation and Enhancement Plan into the Master Plan.
An ordinance to rezone property at 5113 South 25th Street from GI-General Industrial District to NBD-Neighborhood Business District.
An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 5304 South 172nd Street.
An ordinance to rezone property at 3621 and 3611 North 30th Street from GC-General Commercial District to CC-Community Commercial District.
An ordinance to amend the boundaries of the ACI-Area of Civic Importance Overlay District, to incorporate into that district the property located at 3621 and 3611 North 30th Street.

NOTICE TO PUBLIC
Pursuant to Chapter 34, Article VI, Division 3 of the Omaha Municipal Code, you are hereby notified that:
Per Sec. 34-332: It shall be the duty of the occupant, as well as the duty of the owner, of any lot or land or real estate in the city to clear all ice and snow from the sidewalks adjoining the said lot, land or real estate within 24 hours after the city has declared that snow removal operations on the city’s major streets are complete. The said snow and ice shall be placed between the back of the curb and the sidewalk, on private property, or on any portion of the sidewalk provided that a clear area at least four feet in width on the sidewalk is maintained.
Per Sec. 34-333: The failure or refusal of any owner or occupant to fulfill this duty and to clear all ice and snow and other obstructions from the sidewalks has been declared unlawful and may be punishable pursuant to Omaha Municipal Code, Sec. 1-10. It is also unlawful for any person to place snow or ice upon any street or alley right-of-way from private driveways, sidewalks, lots, or other private property.
Per Sec. 34-335: The City of Omaha has the authority to clear the sidewalk of the hazard created by snow and ice. The expense the City incurs for removing snow and ice accumulations upon sidewalk maybe assessed against the adjoining property, at the following rates:
Amount of Snow in inches Cost per Lineal (running) Foot of Sidewalk to remove*
Trace (or ice) to 5.99-inches $4.14 per Lineal Foot (includes 15% administrative fee)
6.00-inches to 11.99 inches $2.82 per Lineal Foot (includes 15% administrative fee)
12.00-inches or greater $2.82 per Lineal Foot (includes 15% administrative fee)
* Based on a maximum standard residential sidewalk width of 5 foot. If sidewalk is greater than 5 foot wide a multiplier will be added.
In addition, per Section 34-339, if it has been determined that this property has been in violation within a previous 36 month period, an additional penalty of $150.00 (2nd violation) to $300.00 (3rd and each subsequent violation) will be assessed.
