Buying Foreclosures Directly From The Owner

Published by Nikki Palmer on Thu, 07/27/2023 - 1:00am

There are some important things to consider today when making an offer to a homeowner in foreclosure. If and when their home goes up for auction, the opening bid is calculated by the balance of the loan, court fees, attorney fees, and advertising costs for the legal ad. At the auction, the auctioneer will open the bid at that amount. If no one else bids, the house is sold back to the lender and it becomes a lender-owned property.

On Closing Gun-Making Loopholes

Published by Nikki Palmer on Mon, 07/24/2023 - 12:00am

Do-it-yourself has never been easier; just ask the owners of any of the more than 25,785 ghost guns seized nationwide last year. The internet has made it simple for Americans of all ages (and criminal records) to purchase firearm-making kits at discount prices. The result is a national crisis.

Past Neither Simple, Easy For Millions

Published by Nikki Palmer on Fri, 07/21/2023 - 1:00am

The etymology of “nostalgia” combines the Greek words for home and pain. Many of us see nostalgia as just that: homesickness for a time past. But for millions of Americans, what we might like to call the good old days weren’t so good.

How I Learned To Stop Worrying And Love The Doll – A Feminist Philosopher’s Journey Back To Barbie

Published by Nikki Palmer on Thu, 07/20/2023 - 2:00am

As a mama trying to raise a daughter free from the gendered stereotypes of my own childhood, I steered her clear of Barbie dolls.

I felt compelled to nudge my now 11-year-old away from the Mattel mainstay for the same reasons I tried to avoid the shallow frivolity of all those Disney princesses waiting around to be rescued.

Talking Money With Adult Children

Published by jason@omahadail... on Wed, 07/19/2023 - 4:00am

Dear Annie: I would like to add to your advice to the mom whose 22-year-old daughter wants to move into her own apartment. Based on past experience, “Distressed About Departing Dependent” is worried that her daughter will soon be asking her for money to pay rent, which she is unable to provide. Your advice was to support her in other ways, but “if she asks for cash, tell her no, and stick to it.” The baby bird needs to learn to fly on her own. Good advice, but wrong timing.

Don’t Steal Opportunity From My Students

Published by Nikki Palmer on Tue, 07/18/2023 - 3:00am

In May, Nebraska became the 49th state to enact a school choice bill. I spoke at the bill signing and could hardly believe it was reality, even as Gov. Jim Pillen announced Legislative Bill 753 was now law. For many advocates across the state, this victory was a long time coming and was the key to new opportunities for thousands of Nebraska’s neediest students.

A Win For Rural Broadband

Published by Nikki Palmer on Mon, 07/17/2023 - 1:00am

In this polarized age, the news often floods our minds with problems and criticisms. We rarely hear truly good news — news of cooperation and achievement. Today, I’m excited to recap some incredible news for our great state.

Upping Our Room-Reading Game

Published by Nikki Palmer on Fri, 07/14/2023 - 1:00am

I am curious as to what ever happened to scruples in public life. Anybody know? You remember scruples: Stand-up people, the do-the-right-thing-regardless crowd? Maybe my naivete is showing, but I swear scruples used to be a thing.

Risk V. Reward

Published by Nikki Palmer on Thu, 07/13/2023 - 2:00am

Many investors get into real estate because they like to know that there is something physical and tangible that they are buying. It is perceived as lower risk than some other investments. In the case of providing housing, we are providing a much-needed service, so the presumption is that there is an inherent value.  In a perfect world with property rights, this is true.
