Offutt Air Force Base

Published by Nikki Palmer on Thu, 10/06/2022 - 3:00am

Offutt Air Force Base here in Nebraska plays a key role in our nation’s national security. Located in Sarpy County, the military base serves as the headquarters of U.S. Strategic Command, or STRATCOM. Offutt also hosts the 55th Wing, which conducts important global intelligence, surveillance, and reconnaissance missions, and we are proud that they call Nebraska home.

The time has never been riper for a government pro-mining policy in America. A shift away from fossil fuels will require a secure supply of minerals and metals needed in the quest for clean energy.

Hindrances, Impediments, And Photo IDs

Published by Nikki Palmer on Mon, 10/03/2022 - 12:00am

If I’m supposed to feel safer, I don’t. If I’m supposed to break out in a freer and fairer dance, the music is silent. If I’m supposed to recognize an uptick in integrity, I missed it.

From the sky-is-falling department comes the latest installment of Nebraska’s decade-long attempt to change the state Constitution. This time to require voters to have a photo ID.

Why Does Money Exist?

Published by Nikki Palmer on Fri, 09/30/2022 - 4:00am

Imagine a world without money. With no way to buy stuff, you might need to produce everything you wear, eat, or use unless you could figure out how to swap some of the things you made for other items.

Just making a chicken sandwich would require spending months raising hens and growing your own lettuce and tomatoes. You’d need to collect your own seawater to make salt.

‘If You Can’t Convince Them, Confuse Them’

Published by Nikki Palmer on Thu, 09/29/2022 - 2:00am

“I run a small contracting business. I have been hired as a subcontractor on a large construction project – a 40-story downtown office building.

I am told there are more than 70 different contractors who will be working on this project. My company will be responsible for only a small piece of it.

September – Opening Retreat

The two-day opening retreat absolutely flew by, and a part of me felt like I was a kid back at summer camp. There was the initial excitement and nervousness as the retreat began, and everyone started getting to know each other.

Federal Broadband Investments

Published by Nikki Palmer on Fri, 09/23/2022 - 12:00am

I often talk about the importance of investing in our core infrastructure. That’s things like our roads, bridges, railways, airports, drinking water systems, and ports.

But in today’s digital age, internet connectivity is just as integral to modern life as any other more “traditional” form of physical infrastructure.

Trusting Your Trustee

Published by Nikki Palmer on Thu, 09/22/2022 - 12:00am

Many real estate investors consistently use what I call a “grantor revocable title holding trust”, which is a more accurate term than “land trust”, to take and hold title to a piece of real estate they buy for investment purposes. Such trusts can be used whether the property is being held as a long-term rental or being bought as a buy, fix and resell or being resold as a quick flip. The most important component of such an arrangement is the capacity and integrity of your trustee.
