CITY OF OMAHA

PUBLIC HEARING NOTICES

 

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on November 4, 2025, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:

 

Res. that, the Preliminary Plat entitled Orchard Hill Replat 18, a subdivision inside city limits, located west of 40th and Franklin Streets, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Preliminary Plat entitled MH Landing Replat 3, a minor plat inside city limits, located northeast of 70th and Grover Streets (property is located within an ACI-Area of Civic Importance Overlay District), along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled of MH Landing Replat 3, a minor plat inside city limits, located northeast of 70th and Grover Streets (property is located within an ACI-Area of Civic Importance Overlay District), is hereby approved, and concurrently a portion of the existing plat entitled MH Landing Replat 2, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement between the City of Omaha and CK Acquisition Company, LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as MH Landing Replat 3 and is located northeast of 70th and Grover Streets.

 

An ordinance to rezone property located north of 14th and William Streets from GI-General Industrial District to NBD-Neighborhood Business District.

 

Res. that, the Preliminary Plat entitled Old Town Village Replat One, a minor plat inside city limits, located north of 14th and William Streets, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled of Old Town Village Replat One, a minor plat inside city limits, located north of 14th and William Streets, is hereby approved, and concurrently a portion of the existing plats entitled Old Town Village and Kountze’s 3rd Addition, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement among the City of Omaha, TH McLeay Holdings LLC, Briggam 14-15, LLC, and Bryan Neary & Marc Wharton, Tenants inCommon Signor, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Old Town Commons Replat One (Lots 1-4) and is located north of 14th and William Streets.

 

An ordinance to rezone property located northwest of 13th and William Streets from GI-General Industrial District to NBD-Neighborhood Business District (a portion of property is located within an ACI-Area of Civic Importance Overlay District).

 

Res. that, the Preliminary Plat entitled Zlata Husa Plat, a minor plat inside city limits, located northwest of 13th and William Streets (a portion of property is located within an ACI-Area of Civic Importance Overlay District), along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled of Zlata Husa Plat, a minor plat inside city limits, located northwest of 13th and William Streets (a portion of property is located within an ACI-Area of Civic Importance Overlay District), is hereby approved, and concurrently a portion of the existing plat entitled Kountze’s 3rd Addition, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement between the City of Omaha and TH McLeay Holdings LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Zlata Husa Plat (Lots 1-2) and is located northwest of 13th and William Streets.

 

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located northeast of 12th and William Streets, to approve the Development Plan.

 

Res. that, the Preliminary Plat entitled Greco Plat, a minor plat inside city limits, with approval of a waiver to Section 53-8(4)(a), Lot Depth, located northeast of 12th and William Streets, along with the conditions, is hereby accepted; and, the preparation of the final plat of this subdivision is hereby authorized.

 

Res. that, the Final Plat transmitted herewith entitled of Greco Plat, a minor plat inside city limits, located northeast of 12th and William Streets, is hereby approved, and concurrently a portion of the existing plat entitled Kountze’s 3rd Addition, and described on said replat, is hereby vacated.

 

Res. that, the Subdivision Agreement between the City of Omaha and TH McLeay Holdings LLC, as recommended by the Mayor, is hereby approved. The Subdivision is to be known as Greco Plat (Lots 1-2) and is located northeast of 12th and William Streets.

 

An ordinance to rezone property located southeast of 42nd Avenue and Y Street from R4(35)-Single-Family Residential District (High-Density) to R5-Urban Family Residential District.

 

An ordinance to rezone property at 5835 and 5839 North 28th Avenue from R4(35)-Single-Family Residential District (High-Density) to R4-Single-Family Residential District (High-Density).

 

An ordinance to approve a PUR-Planned Unit Redevelopment Overlay District, located at 3115 Pacific Street, to approve the Development Plan.

 

An ordinance to rezone property located at 536 and 540 South 29th Street from R8-High Density Multiple Family Residential District to TOD-2-MUR-Transit Oriented Development District-Mixed Urban Residential.

 

An ordinance to repeal the ACI-Areas of Civic Importance Overlay District for property located at 536 and 540 South 29th Street.

 

An ordinance to rezone property located at 3206 Leavenworth Street from GC-General Commercial District to TOD-2-MX-Transit Oriented Development District-Mixed Use.

 

An ordinance to repeal the ACI-Areas of Civic Importance Overlay District for property located at 3206 Leavenworth Street.

 

An ordinance to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by converting to Omaha zoning classifications areas of Douglas County added to the City of Omaha’s three-mile zoning jurisdiction as a result of the 2025 Annexation Package.

 

An ordinance to approve an Amendment to the Future Land Use Element of the Omaha Master Plan to include the extraterritorial area expanded as a result of the 2025 Annexation Package.

 

Res. that, the Special Use Permit application submitted by Sadoff E-Recycling for a Special Use Permit to allow Scrap and salvage services in the GI District, located at 10409 I Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

 

Res. that, the Special Use Permit application submitted by Subashree Koduru for a Special Use Permit to allow Daycare services (general) in the R4 District, located at 17525 Redman Avenue, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

 

Res. that the Special Use Permit application submitted by Keith Edquist for a Special Use Permit for development in the ED-North Hills Environmental Resources Overlay District, located at 6820 Northern Hills Drive, Omaha, Nebraska, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

 

Res. that, the Special Use Permit application submitted by 500 Skyline, LLC for a Special Use Permit to allow Custom manufacturing in the CC District, located at 506 North Skyline Drive, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

 

An ordinance to amend the boundaries of the ACI-4(PL)-Area of Civic Importance Overlay District, to incorporate into that district the property located at 506 North Skyline Drive.

 

Res. that, the Special Use Permit application submitted by Girls Inc. of Omaha for a Special Use Permit to allow a Recreational club in the R7 District, located north of Missouri Avenue and L Street, is hereby approved and the Permits and Inspection Division is directed to issue the necessary permit therefor, provided the conditions set out in Exhibit “A” of the referenced application, conditions set out in Exhibit “B”, and all applicable local or state statutes, ordinances or regulations are complied with. The proposed Special Use Permit has been reviewed and evaluated pursuant to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

 

An ordinance to rezone property located north of Missouri Avenue and L Street from R7-Medium-Density Multiple-Family Residential District and GC-General Commercial District to R7-Medium-Density Multiple-Family Residential District.

 

An ordinance to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located north of Missouri Avenue and L Street.

 

An ordinance to approve an Amendment to the Future Land Use Element of the City’s Master Plan from Office Commercial and Low Density Residential to High Density Residential for the property located north of Missouri Avenue and L Street.
