SENIOR HOUSING

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on May 5, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

2211 Douglas Street 

Senior Housing Project Plan.

The redevelopment project plan proposes the construction of a new apartment building of four and five stories containing 45 affordable housing units and 25 market rate apartment units. The affordable housing units are assisted with LIHTC and other funding subsidies.

The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2026 public hearing. 

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $1,133,705.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, demolition, site preparation, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $17,650,563.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on May 5, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Douglas Street Office Project Plan.

The redevelopment project plan proposes a comprehensive rehabilitation of a vacant, existing building to be occupied by a law office and to create up to two additional commercial tenant spaces in the basement.

The Planning Board recommended approval of this Redevelopment Project Plan at the March 4, 2026 public hearing. 

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of Tax Increment Financing (TIF) in an amount up to $95,270.00, which includes capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, building rehabilitation construction hard costs, site work, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $1,354,671.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.
