Notice is hereby given that the City Council of the City of Omaha met on May 3, 2022 and passed and approved the following ordinances:

ORDINANCE NO. 42940

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located southeast of 54th and Leavenworth Streets from R5(35) - Urban Family Residential District to R5 - Urban Family Residential District.

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 1 through 20, and Outlot A inclusive, Elmwood Townhomes, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from R4(35) - Single-Family Residential District (High-Density) and R5(35) - Urban Family Residential District to R5 - Urban Family Residential District.

ORDINANCE NO. 42941

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located southeast of 54th and Leavenworth Streets from GO - General Office District to GO - General Office District.

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 21, Elmwood Townhomes, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from GO - General Office District to GO - General Office District.

ORDINANCE NO. 42942

AN ORDINANCE to approve a PUR-Planned Unit Redevelopment Overlay District located southeast of 54th and Leavenworth Streets, to approve the Development Plan, and to provide for an effective date.

Summary: In accordance with Sections 55-595 through 55-600 of the Omaha Municipal Code, a PUR-Planned Unit Redevelopment Overlay District and the Development Plan, attached hereto and made a part hereof, are hereby approved, for the following described land in Douglas County, Nebraska: Lots 1 through 20, inclusive, and Outlot A, Elmwood Townhomes, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned to be included in and incorporated into the PUR-Planned Unit Redevelopment Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

ORDINANCE NO. 42936

AN ORDINANCE to amend the boundaries of the MCC-Major Commercial Corridor Overlay District, to incorporate into that district the property located at 6603 L Street; and to provide for an effective date.

Summary: In accordance with Sections 55-681 through 55-688 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: Lot 1, DM & R Investment Replat 1, a subdivision in Douglas County, Nebraska is hereby rezoned to be included in and incorporated into the MCC-Major Commercial Corridor Overlay District; provided, that the base zoning district for such property shall not be changed by this ordinance.

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 1808 Sahler Street from GI -General Industrial District to R5 -Urban Family Residential District.

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 9, Block 1, Boulevard Park Subdivision, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from GI-General industrial District to R5 -Urban Family Residential District.

ORDINANCE NO. 42938

AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located at 2316 Madison Street from GI - General Industrial District and HI - Heavy Industrial District to GI - General Industrial District.

Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lot 21, Block 13, Lots 5 through 13 and lot 27 of Block 12, Lots 5 through 10 and Lots 16 through 21 of Block 13, in addition to the adjacent vacated alleys and the adjacent 402 ft vacated Madison street, Albright Annex, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, are hereby rezoned from GI - General Industrial District and HI - Heavy Industrial District to GI - General Industrial District.

Summary: In accordance with Sections 55-609 through 55-617 and 55-886 of the Omaha Municipal Code, the official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended so that: LANDS SEC-TWN-RGE 17-15-12 -EX E 488.77 FT- LOT 1 S OF NORTH MILL RD & E OF MILL VALLEY RD & -EX IRR N 150 W 330 E 380 & IRR 2.815 AC TRT & IR TRIA 123.2Xl 72.49 FT TRT- IR PT TL 2 N & W 108 ST & N & E MILL VALLEY RD E 1/2 SE 1/4, are hereby rezoned to be included in and incorporated into the ACI-3-Areas of Civic Importance Overlay District; provided, that the base zoning district for such prope1ty shall not be changed by this ordinance.
