PUBLIC HEARING NOTICES
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will hold public hearings on June 2, 2026, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183, for the purpose of hearing testimony for:
An ordinance declaring the necessity of acquiring, for use by the City of Omaha, the necessary private property for the purpose of the Fort Street, 120th Street to Park Entrance Project, identified as OPW 54985; providing that the City negotiate with the property owners for land acquisitions, permanent easements and temporary construction easements; providing that as to each specified parcel which cannot be obtained by negotiation, condemnation proceedings be undertaken and completed.
An ordinance rescinding Ordinance No. 42693, passed on October 19, 2021 approving a Tax Increment Financing (TIF) Redevelopment Agreement with 406 Woolworth Avenue LLC, and subsequent administrative amendments, to implement the 406 Woolworth Avenue Townhomes Tax Increment Financing (TIF) Redevelopment Project Plan for the redevelopment site located at 406 Woolworth Avenue, which proposed to retain an existing single family home with the remainder of the site cleared to allow for construction of a five (5) unit rowhome.
An ordinance approving a redevelopment and Tax Increment Financing (TIF) Redevelopment Agreement between the City of Omaha and Woodsonia Saddle Creek, LLC, to implement the Saddle Creek Marketplace Tax Increment Financing (TIF) Redevelopment Project Plan for a redevelopment project site located northeast of California and 46th Streets which proposes a five phase development that will result in five buildings with a total of about 223 market rate apartment units and about 67,500 square feet of retail space when all five phases have been completed; the agreement authorizes the use of up to $9,005,590.00 for all five phases combined, which includes capitalized interest, in excess ad valorem taxes (TIF) generated by the development to help fund the cost of the project.
An ordinance providing for the designation of an Enhanced Employment Area generally located northeast of California and 46th Streets; the levy of a general business occupation tax as requested by the property owner(s); providing for the administration, imposition and collection of such occupation tax; specifying how such tax revenue will be used; and related matters.
An ordinance to approve open orders, based upon lowest and best bid within specifications, in an amount totaling $691,431.70 in the first year between the City of Omaha and Life-Assist, Inc., for the purchase of medical supplies used by the Omaha Fire Department, for an initial term of one year with four one-year options to extend the agreement at the City’s discretion, with the possibility of expending funds from more than one budget year, in accordance with Section 5.17 of the Home Rule Charter of the City of Omaha 1956 as amended; to provide for payment to Life-Assist, Inc. for open orders and price agreements, and to authorize payment from Omaha Fire Department budgets for medical supplies, Fund No. 11111, Organization 114582, Account Codes 43717, 43713, 43712, and 44131.
An ordinance approving an Amendment and Partial Assignment of the Redevelopment Agreement by and between the City of Omaha and Millwork District I, LLC, and its successors or assigns, for the redevelopment of various properties within The Millwork District, increasing the amount of ad valorem taxes pledged to the Redevelopment Project from $10,297,186.00 to $10,812,045.00; authorizing the City to reimburse Millwork District I, LLC for $2,000,000.00 in expenses related to street improvements at Millwork Avenue and 14th Street; obligating the City to purchase a surface parking lot for $500,000.00, which will be operated and maintained by the City.

Notice is hereby given that the City Council of the City of Omaha met on May 19, 2026 and passed and approved the following ordinances:
ORDINANCE NO. 44681
AN ORDINANCE to amend the official zoning map of the City of Omaha adopted by Section 55-65 of the Omaha Municipal Code, by changing certain boundaries of the official zoning map of the City of Omaha in accordance with Section 55-886 of the Omaha Municipal Code, to rezone property located southwest of 222nd and I Streets from AG-Agricultural District to DR- Development Reserve District.
Summary: The official zoning map adopted by Section 55-65 of the Omaha Municipal Code be, and the same hereby is, changed and amended in accordance with Section 55-886 of the Omaha Municipal Code so that: Lots 1-60 & Outlots A-J, The Preserve 2nd Addition, a subdivision as surveyed, platted and recorded in Douglas County, Nebraska, is hereby rezoned from AG-Agricultural District to DR-Development Reserve District.
