REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on September 20, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
1501 Mike Fahey
Redevelopment Project Plan.
Applicant: Noddle BD1 LLC
Location: Southwest of North 15th
and Mike Fahey Streets
The redevelopment project proposes the new construction of a four story mixed use office and commercial building of about 115,000 square feet.
The Planning Board recommended approval of this Redevelopment Project Plan at the August 3, 2022 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $5,683,600.00, plus capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, demolition, site work, architectural and engineering costs, and other public improvements as required. The total estimated project costs are $56,782,391.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

The redevelopment project proposes to build a four and five story multi-family residential structure with 255 market rate apartment units.
The Planning Board recommended approval of this Redevelopment Project Plan at the August 3, 2022 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $6,573,639.00, plus capitalized interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, site work, architectural and engineering costs, engineered foundations required for poor soil conditions, and other public improvements as required. The total estimated project costs are $34,590,000.00, but are subject to change as final costs come in.

The total estimated project costs are $27,900,000.00, but are subject to change as final costs come in.
