PUBLIC HEARING NOTICE
AMENDMENT TO THE AKSARBEN ZONE 3 APARTMENTS
REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on June 4, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The Amendment to the Aksarben Zone 3 Apartments Redevelopment Project Plan.
 
This TIF Redevelopment Project Plan proposed to complete the build-out of Aksarben Zone 3 with the redevelopment of two lots into residential uses as a part of a larger mixed-use project area. The larger lot of about .44 acres has been developed as apartments. The smaller lot remains vacant, and the owner wishes to have it removed from the original TIF Redevelopment Project Plan. This amendment makes the following changes to the redevelopment plan: removes Lot 4 of the Aksarben Village Replat 6 from Zone 3, reduces the Aksarben Zone 3 Apartments Redevelopment Project Plan area by approximately 0.18 acres, currently a vacant parcel originally intended to be developed as a residential use, reduces the TIF loan amount by $113,535.00, from $663,535.00 to $550,000.00, and reduces the scope of the project from two apartment buildings to one apartment building, reducing the total apartment units from 53 to 45. This amendment will require a separate and new TIF Redevelopment Project Plan for the new construction of seven for-sale, market-rate townhomes on the approximately 0.18 acres. The townhomes will consist of two to three bedrooms, each with two or three bathrooms, and a two-stall parking garage. 
 
The Planning Board recommended approval of this Redevelopment Project Plan at the April 3, 2019 public hearing. 
 
The Redevelopment Project Plan recommends the reduction and revision of the scope of the Aksarben Zone 3 Apartments Tax Increment Financing Plan and the City’s continued participation in the redevelopment of the project site through the total revised TIF loan allocation in an amount of up to $550,000.00, plus accrued interest, to offset TIF eligible costs under the Plan such as acquisition, site work, architectural and engineering fees, and any public improvements that may be required.
 
A copy of said plan is available for public inspection in the City Clerk's Office.

64 AVE AKSARBEN VILLAGE
REDEVELOPMENT PROJECT PLAN
 
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on June 4, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
 
The 64 AVE Aksarben Village Redevelopment Project Plan.
 
The redevelopment project plan proposes new construction of seven for-sale market-rate townhomes, each unit with two to three bedrooms, two or three bathrooms and a two-stall parking garage, contained in a single, three-story building. A geotechnical report indicated special foundations will be required, as the site is in a flood zone.
 
The Planning Board recommended approval of this Redevelopment Project Plan at the April 3, 2019 public hearing. 
 
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $550,114.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, site work, special foundations, architectural and engineering fees, and other public improvements as required. The total estimated project costs are $3,101,627.00, but are subject to change as final costs come in.
 
A copy of said plan is available for public inspection in the City Clerk's Office.
