PUBLIC HEARING NOTICE

SKYLARK DEVELOPMENT

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on January 11, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Skylark Development

Redevelopment Project Plan.

Applicant: Skylark Development LLC

Location: 101, 115 & 117 S 38th Avenue

The redevelopment project plan proposes the construction of a new six (6) story mixed use building with 130 apartment units and some first floor commercial uses.

The Planning Board recommended approval of this Redevelopment Project Plan at the November 3, 2021 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $3,800,000.00, plus accrued interest. TIF loan proceeds will be used to offset eligible expenses such as acquisition, architecture and engineering, site preparation including environmental and demolition, and other public improvements as required. The total estimated project costs are $28,000,000.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

Anyone interested in this matter should be in attendance.

REDEVELOPMENT PROJECT PLAN

NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on January 11, 2022, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:

Saddle Creek Voightman

Redevelopment Project Plan.

Applicant: Board of Regents

of University of Nebraska

Location: 609 South 48th Street

The redevelopment project plan proposes the redevelopment of approximately 3 acres into an innovation hub of commercial space and community amenities. The existing structures will be repurposed into long-term office rentals, co-working spaces, an event hall and a market hall.

The Planning Board recommended approval of this Redevelopment Project Plan at the November 3, 2021 public hearing.

The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $8,161,202.00, plus accrued interest. Because this redevelopment project involves significant retrofitting, TIF loan proceeds will be used primarily to offset eligible expenses such as rehabilitation and public infrastructure improvements. Other TIF eligible costs are engineering and architecture fees, site work, and any other public improvements as may be required. The total estimated project costs are $54,236,148.00, but are subject to change as final costs come in.

A copy of said plan is available for public inspection in the City Clerk’s Office.

NOTICE TO PUBLIC

The following Ordinance has been set for City Council Hearing on December 21, 2021, at 2:00 P.M. in the Legislative Chambers, Omaha/Douglas Civic Center, 1819 Farnam Street, at which hearing all persons interested may be heard:

An ordinance to create Street Improvement District No. 2021-01, in the City of Omaha, for the purpose of improving Ridgewood Avenue from Poppleton Avenue to Pacific Street and Poppleton Avenue from Ridgewood Avenue to Loveland Drive, by grading, curbing, storm sewer service and paving in portland cement concrete; to fix and define the boundaries of said district; to provide for the determination and assessment of damages, if any, occasioned by reason of change of grade; to authorize the Public Works Department, barring protest to the contrary in accordance with OMC 26-65, to complete the associated improvement project.
